Since the objective of preparing a foreclosed home for listing and sale is to get the maximum price and sell it in the shortest amount of time possible our approach is to get the home up to the standard of the other homes in the neighborhood.
A few of the extra services we provide typically free of charge are in preparing a home for sale are:
Mulching of flower beds. Mulch is cheap, easy to apply, controls weeds, and enhances the curb appeal of the home.
Clearing debris from fence lines. This is another simple yet commonly overlooked task that greatly improves the appearance of the home.
Applying weed killer to cracks. Nothing screams "Foreclosure" louder than weeds growing in the cracks of sidewalks. Periodically applying an organic weed killer mixture of vinegar and salt kills and controls weeds. This is another task that is inexpensive, does not take a tremendous amount of time and is easy to accomplish.
Sweep up debris instead of blowing. Blowing debris with a typical blower creates dust and typically only throws it into the neighbors yard. While some use of a blower is practical, for the most part sweeping with a strong broom produces a much cleaner result. After the initial sweeping with a broom, a blower can be used to dispose of any final debris.
Recycle: In the City of Houston it is easy, and free to recycle. There are numerous facilities that allow people to recycle glass, plastic, paper and card board. Not only does this reduce the amount of debris sent to landfills but it also reduces the cost. An average truck load of debris taken to the dump is $$41.00, recycling is free.
Donate: Many of the items left behind can be donated to the Salvation Army or Goodwill. They have donation centers all over Houston and are glad to accept slightly used items.
Communicate with neighbors. Most of the neighbors around a foreclosed home are very curious about many things. While we are not Real Estate Professionals per se', we can speak intelligently about where they can directly questions.
Assist with the marketing of the property: Our background in marketing, technology, and social media give us a unique advantage in syndicating the distribution of a listing and gaining greater expose. Greater exposure and use of social media gives the property greater exposure to buyers and Real Estate Agents. This is another example of a service that is easy to accomplish, but not offered by other vendors.
